A skylight that seems fine in light rain but leaks when rain comes with wind needs a careful assessment of the whole connection. Replacing the glass or adding sealant may not address the point where water enters.
At your Windsor property, begin by noting exactly where you see moisture: on the room-facing glass, at a frame joint, or on the ceiling around the opening. Include whether the skylight was open or closed. Those details help distinguish a possible roof leak from other moisture conditions.
Save the timing and product information
Write down when the water appeared and whether the same pattern has happened before. Take an interior photo that includes the skylight and the surrounding ceiling, then a closer photo of the affected area.
If you can safely see a model label from inside the room, photograph it. Do not go onto the roof to look for a label. Original installation paperwork can also help identify the unit and the intended flashing system.
The flashing must suit the roof and the skylight
A repair assessment should consider the unit, its mounting arrangement, the surrounding roof covering, and how those components connect. Manufacturer requirements vary. Ask what the roofer believes has failed and what needs to be opened to confirm it. If the proposal only mentions surface sealant, ask what condition that treatment addresses and whether it is temporary or intended as the complete repair.
Repair or replace?
A sound unit may need work at the connection to the roof. A damaged or deteriorated unit may make replacement more practical. Ask whether the estimate includes the skylight itself, flashing, adjacent roofing, and any interior finish work. These are different items and should not be assumed from one general price.
If a reroof is approaching, discuss the skylight during planning. Coordinating the work may avoid reopening recently installed roofing later.
