Before rain returns to Windsor, a short ground-level look at your roof can help you decide what to ask a roofer. The goal is to notice changes and arrange appropriate work—not to complete a roof inspection yourself.
Pick a dry day with good visibility. Walk around accessible areas of the property without climbing ladders or stepping onto the roof. If a roof section is hidden from view, simply note that it cannot be seen.
Start with the places where debris collects
Look for visible leaves or branches in roof valleys and around nearby trees. Note whether debris seems to collect repeatedly in the same place. A photograph from the same location over time can help show the pattern.

Think back to the last rain
Did a gutter overflow at one corner? Did a downspout discharge somewhere unexpected? Was there a ceiling stain that dried and was never investigated? Add those observations to the list even if everything looks dry today.
A gutter repair may address part of the drainage system. Water appearing behind the gutter or near the roof edge may also require a roofing assessment. Describe the visible water path instead of guessing which component needs replacement.
Check the record of earlier work
Look for the date and scope of previous roof repairs. If an area was patched, ask whether a follow-up was recommended. If you recently added equipment or replaced a skylight, keep those records with the roofing history.
You do not need a perfect file. Even one invoice or an earlier photo can make the next visit more useful. For a rental, ask the occupant whether they have noticed leaks or changes you cannot see during a short visit.
Turn the observations into a practical plan
Ask which items need repair, which need closer inspection, and which can be monitored. Roof maintenance should respond to the roof’s condition rather than follow the same checklist for every house.
