Water remaining on a low-slope roof deserves attention, but a single photo does not establish the cause or the repair. The useful questions are where it collects, how its appearance changes over time, and what is happening at nearby drains and roof details.

For a Santa Rosa home or commercial property, keep your observations to places you can already see safely. Do not walk onto a wet roof to measure a puddle, and do not use an unfamiliar roof hatch or ladder simply to gather photos.

Make a record that can be compared

If you can see the roof from a safe window or other approved location, take a photo after the rain stops and another later from the same position. Note the time of each photo. This gives the roofer a clearer record than “there is always water up there.”

Include nearby fixed features such as a drain, curb, wall, or piece of equipment. If water is also appearing inside, mark the affected room or area on a simple floor plan. The interior location and the visible puddle may not line up directly.

Share the roof history

A property manager may have useful information that a current occupant does not: roof material, approximate installation date, previous leak locations, or maintenance visits. Gather what is available, especially records of recent rooftop equipment work.

Do not assume new equipment caused the issue merely because the timing is close. It is context for the inspection. Likewise, an old patch does not prove the whole roof needs replacement.

Ask what a proposed repair can actually correct

The assessment may identify a localized roof defect, a drainage concern, or a wider condition that needs planning. Ask the contractor to separate those findings. Repairing a seam and changing how the roof drains are different scopes.

For flat roof repair, ask which roof system is present and how the repair materials are selected for it. If the building has repeat leaks, compare the proposed work with a broader commercial roof assessment.

On occupied properties, discuss the access route, tenant hours, deliveries, and sensitive interior spaces before the visit. A good repair plan accounts for the people beneath the roof as well as the surface above them.
