If you can see a broken tile on your Rohnert Park roof, it is sensible to have it assessed. If you also have an interior leak, resist assuming that replacing that one tile will settle the whole problem. The tile and the roof layers beneath it have different jobs.
The visible tile is part of the water-shedding surface. Underlayment and flashing also matter to the roof system. Show the roofer what you can see
Take a ground-level photo of the damaged tile if it is visible, plus a wider photo showing its position on the roof. If moisture appears indoors, photograph that separately and note when it happens. The two observations are useful even if they turn out not to share the same cause.
Do not walk on the tile to get a closer view. Besides the fall risk, moving across a tile roof can create additional damage. Leave access and inspection of the concealed layers to the roofer.
Ask what will be checked beneath the tile
A tile roof repair estimate should distinguish replacing a damaged tile from repairing underlayment or flashing. Ask whether adjacent tiles need to be lifted, what can be assessed before that happens, and how newly exposed damage would change the scope.
If you have records of an earlier repair, share them. A note saying “replaced three tiles” tells a different story from one describing underlayment and flashing work. Both may have been appropriate, but they do not mean the same work was done.
Matching is another part of the conversation
Tile profiles and colors vary, and a replacement may not perfectly match weathered material. Ask what is available and how any visible difference will be handled. A spare tile or old product record can be useful; do not remove a tile yourself to provide a sample.
A roof that looks generally intact can still need work beneath its surface. Conversely, one broken tile does not by itself justify replacing the whole roof. A roof inspection helps connect the visible problem with a proportionate repair plan.
